Thanks. I called the hotel to ask why the Royal Suit in the palace tower was so cheap (cheaper than the regular suites) and they said it is because the royal suites have not been renovated yet.

Does anyone have any first hand knowledge of how good or bad the unrenovated Royal Suites are?

Go with the Lagoon Tower. Just back from a 5 day points stay in one of the Palace Royal Suites. The room was very outdated (80s vibe), views were nothing special, and it smelled of stale smoke. No shelf/bar/tray in the shower to hold shampoo or other amenities so every time you need to use something, you pick it up and put it back down on the shower floor. I wouldn't stay in one of these rooms again, or in this tower again for that matter. Too far away from everything else in the resort. There is a YouTube video tour of the room from a honeymoon couple that's a few years old, but nothing's changed. Just do a search for Hilton Waikoloa Royal Palace Suite and you should find it easily.

About the size of the resort...I read all the posts here and reviews on TA that warned about how gargantuan the property is. No one is exaggerating. I walk a lot, but even I got tired of the long treks. The monorail is OK, although it broke down every day we were there. It runs every 15 minutes. It's also a hike from the monorail to your room. Saw the boats (that started at 2p) but didn't ride one.

I would probably not stay in this resort at all again. In part because I don't have more points stays in my future- Hilton lost my loyalty in the last devaluation. But also because while nothing was specifically terrible except for the on site food quality and its cost, nothing was more than ordinary either. We stayed the 4 days before at the Marriott nearby in a non suite, oceanview room and liked it much, much better. The restaurant there is good, and pretty reasonable- on Sunday nights they have a $20 lobster dinner that was very good. There's also another seafood night (Thursdays? Crab?) but we didn't try that.

However, end-to-end, the property is a 15 minute walk. Proximity to KPC and the luau is not a perk. Both are obscenely expensive, and the luau is only twice per week.

My comments aren't meant to demean or diminish anyone's vacation plans. I'm just adding a realistic point of view on the true value of the advertised "perks".

We thoroughly enjoyed our week on the Big Island and at the Hilton, but it's dated and over-priced.

Good feedback. Realistically the only reason I'd care to go for the Lagoon Tower is for the closer access to parking and renovated rooms. Don't care about the rest.

Hilton Diamond just returned from five nights at Hilton Waikoloa Village - our fourth time at this property. Arrived from four nights at Andaz Wailea in Maui and headed to three nights at The Grand Hyatt in Kauai. We were given partial ocean views (upgrade from std. resort view) in the Ocean Tower. Ocean Tower rooms are in dire need of refreshing. Furnishings are very dated and look it. Politely asked for the front desk mgr. and mentioned status, occasion and referenced notes in reservation. Moved to Makai room in Lagoon Tower following afternoon. In short, difference was night and day. Upgraded amenities, robes, daily water replenishment and a small area by the pool exclusively for Makai guests (get special wristband at check-in). Palace Tower to be upgraded this fall, but I would avoid Ocean Tower at all costs. Would be happy to share other helpful tips via pm.

The cabanas are operated by a 3rd party that maintains a few huts around the property. You reserve and pay at the huts.

The hotel's website directs you to a 3rd party website for cabana info and pricing: Link here.

Stayed with my family in the Makai tower a few weeks ago, well worth it over the Ocean tower rooms. Fantastic view of the dolphins and lagoon.

The Cabanas looked nice, but we were too busy having fun that we couldn't bother renting one.

We stayed 4 nights last week on a points stay. We had the Nai'a Dolphin Suite, which is one of the two suites that have the patio that stretches out into the dolphin lagoon. It has a grill and private hot tub on the patio. It was freaking awesome. You can't beat having your kids walk onto the patio, and be talking to the trainers and dolphins. I think the points required for the suite have gone up since our booking but it was very much worth our point cost. The hotel isn't perfect, but the suite makes it worth it.

Wow how many points did you spend for 4 nights? Right now it seems like it is 250k points per night...

Just checked my records and it was 127k/night made 12 months out from our stay.
