60 out of 182 (33%) condos unsold
I'm not familiar with the Seattle market - but one problem with Florida condos is owners "walking away" and not paying maintenance - which means that the owners who are paying maintenance have to pay more to make up the shortfall. A lot of places have become real money pits. As a result - lots of lenders won't lend on condos unless their profiles are within certain limits (certain number of units sold - less than X in foreclosure - etc. - the situation is actually more complicated - but the bottom line is it's hard to get financing). Also - our property insurance market is a total mess. Finally - certain areas (especially Miami) have way too much supply in terms of existing/new units on the market. Robyn

Four Seasons Guangzhou

Looks like FS has signed an agreement to occupy 33 floors of the Guangzhou International Finance Centre, the 2nd highest building in China at 103 stories, to open the FS Guangzhou.

Incidentally, the hotel's page is up on the FS website but with the bare basic information. FS only mentions late 2009 opening, which, historically has meant, early 2010 opening....

The Four Seasons Beirut is due to open in the latter part of 2009. In Marrakech, we are scheduled to complete the construction of the Four Seasons Private Residences in 2009 and the hotel in mid 2010.
said same thing 4/30

FS baltimore delayed until Q1 2011, condos suspended indefinitely
Revised plans call for building 21 stories, which will include the 256-room Four Seasons hotel on levels one to 18 and three additional floors. One of the top three will be temporarily developed as a $4.5 million "preview gallery" for the residences, with a sales office and model homes designed to show off harbor views. At that point, the developers intend to gauge the housing market and then determine the number of condominiums and pricing.
sounds like they plan to build condos on top after opening hotel...

When does Beijing open? With Shanghai and Hong Kong in the fold, FS should have a nice collection when both Beijing and Guangzhou (which looks like it would open late next year?) open.

It's on the northwestern edge of the Beirut Central District (BCD) overlooking the marina. Yes it's a good location to stay in. It's walking distance from the historic renovated downtown area and close to the corniche.
