That actually sounds like a great idea. I have a 6-night stay planned from March 22 which could bring me 9,000 points this way. I might follow your lead and book an office for 21st for ~$120 plus tax, and still make a profit of ~2,000 points. Which is not a huge deal of course, but this also means I will be using hotel pool and sauna in my home city for a day and get paid for it.

The promotion is more complicated than it needs to be. They should have just given 1500 points per night rather than 3000 every 2 nights.
After asking some clarification questions on Twitter, even they don’t seem 100% sure but I think I have worked it out.
It seems that you can book any 1 night stay as the first stay that doesn’t earn the points, even using a free night certificate. It also seems that you don’t have to book each stay as 2 nights: you could have 1 night at one hotel, then another night at another hotel, then you’d get the 3000 points, or you could do 4 nights at one hotel and get 6000 points etc. I really think they’ve made things more complicated than it needs to be! Why not just 1500 points per night?! The "from the second stay” aspect is also a bit mean.

The first stay in the promo period is likely a means to not game this promo, as someone mentioned earlier. It prevents someone from starting a 1 month+ stay now, checking on the the promo start date, and getting the bonus points for all those nights. It also ensures the infrequent traveler who happens to have a long stay within the promo period doesn't "accidently" get these bonus points. 2 nights for 3000 means you have to stay in increments of 2; it's much better for Hyatt than 1 night for 1500 pts.

I suspect it's intentionally complicated, and it's a little concerning how unfriendly it is.

So, you do only have to stay 2 nights? One night stays won't count even if you have two of them? If so, then this promotion is completely useless to me. What about folks who stay 3 nights? That third night has no earning power for the promotion? Does Hyatt have something against odd numbers?

Some MGM properties have a "sister" property containing of all suites but without a casino. So, for instance, Park MGM has the Nomad. Aria has the Vdara. MBay has the Delano. And, finally, MGM Grand has theirs, though the name eludes me. So, they'll count as well.

I glanced through all the replies and didn't see anyone comparing this promo to their promos of the past where 2-stays equated to a free-night. I used those free nights at a hotel that required 18k points per night (or was it 15k back then?). That was the best promo. Now with this new promo, I have to essentially stay 12 times to pull off the same 18k bonus points. That feels very diluted and doesn't really excite me. I'm trying to understand why others are so excited about this promo. What am I missing? Thanks!
