This is my thought; unless they are like, "Here's a check to cover that" I'm apt to just deal with the home warranty. The appliances are fairly, "old" (original to the house built in 2000) so it is likely that they will just cut us a check to get a new one.

Make sure the owner fixes it. Perhaps I'm being a nervous nelly, but I've never had good luck with home warranties. Be prepared for a battle - they won't touch wear and tear.

My home warranty company has repaired the furnace, air conditioning, and paid $825 toward the collapsed sewer pipe outside the foundation.
