Chase's benefit terms include this misleading sentence:
Ultimate Rewards points are earned on The Edit stays. The exclusion applies only to $250 directly offset by the credit.
Any amount above $250 charged to your CSR earns 8x points.
You can split the payment for Edit bookings between cash and points - you can charge $250 to your CSR to get The Edit credit and cover the remaining balance with UR points at a rate of somewhere between 1.6 and 2 cpp. No points are earned when payment is done this way.
Any purchases that qualify for the $500 Credit for stays with The Edit will not earn points.

Just discovered that today is the LAST DAY to get 2 cpp on The Edit hotels. I guess I will have to take a final spin and see if I can find anything useful. It's not a big deal as I have already re-couped my last AF but I hate leaving $$ on the table.
I had unsubscribed from this thread to save myself (and others!) the aggravation but I guess that was slightly premature. Over the years there has been no bigger Chase fanboy (and Amex antagonist) but with the latest program updates my loyalties are shifting.

You don't have to wait for the credit meter to reverse but you do need to wait for the reverse credit card transaction to be "posted" (not pending) before re-booking. The problem is because Chase ties the credit to the "posted" credit card transactions and bank transactions only post once at the end of the day and also not during the weekends. If you expand the original posted transaction and look all the way to the bottom you will see the Edit credit credited and if you look at the posted reverse transaction you will see the Edit credit reversed. You won't see the Edit credit in the in-between transactions.
The credit meter will be refreshed a day after the reverse transaction is posted. So yeah it will take a few days to cycle through this "posting" of transactions.

Which is irrelevant for people who have limited data, don't want to pay for roaming, or want to use a tablet that doesn't have a SIM card.

2 cpp
I'm having the same dilemma but I'm just going to book today in order to lock in the 2 cpp rate for the amount above $250 and if I need to cancel and the credit is reversed and the points rate is 1.65, then I'll just have to eat it (and be upset about it but know that there are worse things in life). Better than not booking anything at all and letting the credit go unused.
I'm looking at one in Mexico City for $250 and 26,000 points.
I previously has a reservation that I cancelled and had to fight with Chase to get credit back at full value.
Thanks and happy holidays!

We received the following statement from a Chase spokesperson:
"Some of our Chase Travel content marketing the 2x points boost promotion for The Edit remained in market longer than intended. We will proactively honor 2x points value for any customers who book a stay at a property in The Edit through December 22, 2025. Customers will see the points adjustment in their Ultimate Rewards balance. As a reminder the terms outlining the Points Boost program are available here."

Is there a guideline on when to expect the points adjustment for edit properties booked between the change and yesterday (22). I made an edit booking yesterday, and expecting should get about 12K points back. I assume the adjustment should be automatic....just wondering when I might expect to see it so I know when to look, or when to write in if we don't see it.

Can someone please explain to me why there is an adjustment from Chase if you cancel an Edit reservation?
I made an Edit reservation back in October. The reservation is ~$952.00. I used my $500 coupon + $250 Edit credit + 10k points + $2. I cancelled the reservation on 12/19. I remember seeing a warning message regarding the 1.xx cents per point, but I didn't think much about it at that time. For this cancellation, shouldn't I get back $500 coupon + 10k points + $2? And if I am to book an Edit hotel again this year, I would still have the $250 credit to use. Is it correct? What is the adjustment everyone is talking about?

So heres an interesting one - or maybe someone knows whats going on here.
booked an Edit stay last week, for Feb. 2026 for JW Marriott Resort Anaheim. I partially used points, but grand total for the stay was $1496.67. I added my Marriott Bonvoy number, and can see my reservation in the app there. It is showing in the details that its a Chase lhrc exclusive rate, but grand total is showing as $1361.30.
Antone know why the rate from Marriott is ~$135 less than Chase is charging me? Seems odd.

seems like they shouldnt be showing that. That they should publish the rate at whatever the total is, and then pay Chase on the backend.
