Chase's benefit terms include this misleading sentence:
Ultimate Rewards points are earned on The Edit stays. The exclusion applies only to $250 directly offset by the credit.
Any amount above $250 charged to your CSR earns 8x points.
You can split the payment for Edit bookings between cash and points - you can charge $250 to your CSR to get The Edit credit and cover the remaining balance with UR points at a rate of somewhere between 1.6 and 2 cpp. No points are earned when payment is done this way.
Any purchases that qualify for the $500 Credit for stays with The Edit will not earn points.

It's not just the single price of the hotel according to my clients, they are asked if they want to be part of the program, and Chase has set a threshold basically on what the commissions are vs. the chargebacks against the hotel for those extra benefits, and it varies by property as to what they are charging.

According to them it is structured differently. If they are part of the Amex programs they are part of them all the time, they don't get excluded because they drop their price, but it sounds like Amex's program is shown to the hotels they invite to join, and the deliverables are all comped out the same, so not individually negotiated with each property. Kind of like, here is our program, what you are required to offer guests through it, what we will offer you, so either you accept and join or you don't.

In addition, if you rebook you have to wait for the cancellation transaction posted (not while still pending) to your credit card before rebooking to get the Edit credit (you dont have to wait for the credit meter refresh which is usually one day behind). The Edit $250 credit is tied to your posted credit card transaction. I rebooked while the cancellation is still pending and the $250 was not credited to the new booking so I had to redo it and thankfully the rate actually dropped in the meantime.
I had an Edit booking that utilizes the $250 credit. When the price dropped, I cancelled and rebooked right after.
A few days later, two transactions posted to my account: a debit of $250 and a credit of $250.

Yes, and my experience with FHR on that is the properties tend to be all over the map. Some are very restrictive, such as $100 only for their spa. Others simply credit $100 to the bill. Lots of in-between possibilities. Be sure to check with the front desk before raiding the minibar. Sometime that can go toward the credit; sometimes not.

Has Points Boost value dropped on Edit hotels? Previously, I thought most if not all Edit hotels were at 2 cpp. Now I'm seeing most hotels are only at 1.65 cpp. That's a big drop in value.

Yes, looks like this is widespread. Chase quietly changed the language on The Edit points boosts to up to 2x instead of a guaranteed 2x. A ridiculous nerf considering how poorly this refresh has gone for them, and incredibly frustrating for how I was hoping to use the card post-refresh.

Wow, just wow. I was going to make a couple of bookings in the coming weeks solely based on the 2 cpp redemption value but now that that's pretty much over for the properties I was looking at, they lost my business.
