Since you can't make any updates while the application is pending, all you need to do is bring the new documents to the interview and get them updated then.

I am Canadian PR, have a US I-94 valid until December 2017. My Nexus card is valid till 2020.

I have never used Nexus to enter US although I have used to enter back into Canada. I flew to US last month but used regular lane at airport.

I plan traveling by car to US at Blaine border in Nexus lane in October 2017;
Will I have to go into Nexus office at the border crossing to "link" my valid I-94 to my nexus card?, or you think I can just drive through since my I-94 is valid till Dec.

You need to go in person to the NEXUS office to update any work permit or visa documents.

lol. Given the I-94 is only valid for 90/180 days at a time, that would be inconvenient if it were true. The I-94 isn't a visa its just an admission document given to the those who enter the US (except for US citizens, Green card holders & Canadians at land borders). You don't need to do anything with the I-94 its all stored and updated electronically.

Conditionally approved: 7/9/2017 (51 days)
Interview scheduled: 8/10/2017 (Pearson, first date available was 8/2)

I scheduled my interview for one of my travel days when I would ordinarily be at Pearson. However I'm seeing much earlier availability for Niagara and Fort Erie (eyeing 7/22 or 7/23 ideally). Would it be worth spending a day going there instead? (I have plenty of points to spend, so not a big deal to fly up.) I've read that the interviewer may ask if the purpose of the trip was only to interview for NEXUS, and I don't know if it would reflect poorly on me that I did, versus doing it during one of my normal trips. Also, are Niagara or Fort Erie able to do the iris scan?

Alternatively, is there usually any luck with Pearson dates opening up? I do have two trips through there before the interview date, so would it be worth dropping in to see if there's any last-minute openings?

I recently had luck with YUL. I was conditionally approved late June, and the first date available was in August. I checked every single day for two weeks straight, and finally found availability early July.

I even went to their offices at the airport and asked if they had any last-minute openings or cancellations, and their response was a strict no to walk-ins.

"reflect poorly on me" - not at all. Nexus interviews are so limited, I am sure that a large percentage of folks applying for Nexus travel just for the interview.

I gave exactly that (going for my NEXUS interview) as the reason I entered at YUL the day before my NEXUS interview. My single hotel night and one-way car rental to the USA immediately after my scheduled interview time would have backed me up. I said that, and when asked where I was staying, pointed to the Marriott. I was wished good luck and went on my way.

Just curious which company does one-way car rentals to the USA? I tried that Canada-bound and they all stated that I would need to return my car in the US.

When I did my interview (Fort Erie,) the CBSA officer seemed a bit incredulous when, while going through my documents, he saw my Florida license. Once I explained that I was already in New York State on a business trip and had decided to come check out Niagara Falls, that seemed to satisfy him.

You can do one-way car rentals inside each country. I've not heard of anyone who will let you rent in one country and return in another.

I recently had a business trip to Vancouver followed by one to Las Vegas. To avoid this exact problem, I flew into SEA, rented there from National, drove up to Vancouver, then eventually returned at LAS.

It's off topic, but I rented YUL-BOS from National as a one-way rental. In fact, when I was at National at YVR a few months ago, they had a car with Minnesota plates that they had marked with a piece of paper for "only for one-way rental to USA".

Avis, Hertz and National does one way in either direction.

That's why I flew in the day before, took no chances with delays and/or potential extra CBSA screening. Perhaps the super short time (to them) made it look like you were hiding being a courier for "special cargo"? And they can't verify the letter on the spot necessarily either.
