Boner 4ever Philadelphia a becoming a Marriott (with Residences)

Boner 4ever Philadelphia a becoming a Marriott (with Residences)

The BONER 4EVER building (a building on the National Historic Register) is being redeveloped into a “boutique Marriott Hotel”, with residences. What’s particularly interesting is that, for many decades, that section of Philadelphia was not really the “nicest” part of town to go to. I’m wondering which group it will fall under? W? Autograph? Tribute Portfolio? It seems too small for a W but I don’t think there are Autographs or Tribute Portfolios with residences.
(For those who are interested, the building “name” comes from the names of two graffiti artists that are emblazoned on multiple sides of the 14 story building. Anyone in Philadelphia would know the building by that name, and not it’s “historic” name.)

Wait a minute... Someone is putting a hotel at Broad & Erie???

What's the hourly rate Marriott is planning on charging for rooms here? And can I charge crack purchases to my room folio?

This is an April 1 press release, no???

Since this is FT: "How will Hilton respond?"

Maybe Hilton can pick up the abandoned landmark Divine Lorraine Hotel closer to Center City on North Broad Street.

There are no hard and fast rules as it relates to hotels. Especially Marriott hotels.

A hospitality company, The Wankawala Organization, is partnering with Shift Capital to redevelop the building and the adjacent parking lot. The Properties page of the website of The Wankawala Organization has a graphic indicating that the hotel will be a Courtyard by Marriott.

I would not expect the residential and retail components of the project to have any Marriott branding.

The hotel is the first phase. A blog post at Your Mileage May Vary has this about the residential phase: "The latter stage of the project will feature the construction of The Residences at the Beury, which will be a neighboring building with 113 residences on five stories, with a 13,750 square foot footprint."

A Courtyard? Yeesh - they should just let the building die with dignity and rip it down rather than subject it to a dismal fate of death by Courtyard/B***oy.

Too late. A developer bought the Divine Lorraine several years ago and converted it to luxury apartments. Apparently it's about 90% sold:

The Lorraine is much closer to downtown and is in an area that is rapidly gentrifying. Can't say that about the Boner 4 Ever neighborhood, but in a few years...?

Courtyard by Marriott is not a luxury brand -- and Philadelphia's Broad, Germantown, and Erie (BGE) is not a luxury neighborhood either.

Courtyard is a solid, mainstream brand. It could be a very nice Courtyard, especially if it makes good use of the former bank space on the ground floor for its lobby and food & beverage.

Ideally, this hotel and residential development, along with other public and private investments in the neighborhood, will be a catalyst for the revitalization of this part of Philadelphia. It will probably never be a luxury neighborhood, but if it's a vital neighborhood with a solid hotel serving guests who don't want to pay Center City prices or who need to be near Temple University Hospital, there's nothing wrong with that.
