Yes, Shift Capital only shows a generic hotel (“The Hotel at the Beury Building”) at their official webpage for the hotel:

The Hotel at the Beury Building Boutique hotel with 138 guest rooms, community and restaurant space

However, for the adjacent Residences, Shift Capital mentions the Courtyard by Marriott brand. Apparently, this webpage has been updated more recently than the hotel webpage:

Residences at the Beury Apartments and retail space along Philadelphia's North Broad corridor

A quotation from the link above: “The juxtaposition of the modern architectural aesthetic of the Residences and the historic faade of the planned Courtyard by Marriott Hotel at the Beury next door connects the past, present, and future of the intersection.”

Now, with that said, I’ll believe it when the Courtyard by Marriott actually opens. Shift Capital has owned the building since 2012. I hope they’re finally making real progress, but architectural renderings and marketing material are easier to create than an actual 138-room hotel in a seriously dilapidated old building.

Thanks for doing the research. Now I really get khabah 's disappointment in what originally appeared to be a "boutique" Marriott hotel has morphed. While a CY may be a better fit for the current neighborhood, an upper-upscale or luxury property might not work right now there.

I would not expect the residential and retail components of the project to have any Marriott branding.

The hotel is the first phase. A blog post at Your Mileage May Vary has this about the residential phase: "The latter stage of the project will feature the construction of The Residences at the Beury, which will be a neighboring building with 113 residences on five stories, with a 13,750 square foot footprint."

The average "size" of a residence, including lobby, elevators, corridors, and other common areas will be 608 sq ft. That's small. Will the building consist only of studios? Tiny house nation comes to north Philly, where space should be cheap.

I read "13,750 square foot footprint" as the how much square footage the building will take up on the lot. That would include the outside walls. The building itself will have one floor of retail and five floors of apartments with a total of 113 apartments. According to the rendering, the apartment floors will have less square footage than the retail (ground) floor. Calculating an average of 608 sq ft. per apartment (including hallways, stairs, elevators, and mechanical) is actually generous. The real number is smaller.

I would assume some combination of studios and 1-bedroom apartments. They won't be generously sized. If they're designed well, they could be quite good for a single tenant and tight but doable for a couple.

Rooms at Moxy Hotels are around 180 square feet. If you double that to allow space for a closet, small kitchen, small sitting room, and a stacked washer/dryer, you'd be at 360 square feet.

Of course, all this is just an exercise. The apartments are not part of the Courtyard by Marriott component of the revitalized Beury block.
