I would not expect the residential and retail components of the project to have any Marriott branding.

The hotel is the first phase. A blog post at Your Mileage May Vary has this about the residential phase: "The latter stage of the project will feature the construction of The Residences at the Beury, which will be a neighboring building with 113 residences on five stories, with a 13,750 square foot footprint."

The average "size" of a residence, including lobby, elevators, corridors, and other common areas will be 608 sq ft. That's small. Will the building consist only of studios? Tiny house nation comes to north Philly, where space should be cheap.
