Courtyard by Marriott is not a luxury brand -- and Philadelphia's Broad, Germantown, and Erie (BGE) is not a luxury neighborhood either.

Courtyard is a solid, mainstream brand. It could be a very nice Courtyard, especially if it makes good use of the former bank space on the ground floor for its lobby and food & beverage.

Ideally, this hotel and residential development, along with other public and private investments in the neighborhood, will be a catalyst for the revitalization of this part of Philadelphia. It will probably never be a luxury neighborhood, but if it's a vital neighborhood with a solid hotel serving guests who don't want to pay Center City prices or who need to be near Temple University Hospital, there's nothing wrong with that.
