during peak they could charge anything they wanted
semi dynamic rates even more variable than giri/gani 26 rooms one of smallest aman, and vs FS RC etc seems outside peak kyoto demand is not crazy |

Hyatt Regency should be excluded from the big boys table in Kyoto luxury now. Just does not hold a candle to the other properties. The upcoming PH may be more appropriate.

seem to recall regency having insane peak rates, could be wrong. above rates show suite entry rates are about same between regency, FS, RC.

The entry suites might be the same prices but the Regency suite quality isn't there. More business hotel than luxurious. Aman will definitely be in demand because the Kansai region has deep pockets, then, there's everyone else who will want to be there too.

This will be a disaster.
Nobody wants an ultra luxe resort when they visit Kyoto - they want traditional luxury like The Suiran and onsen. I fear Aman will be closing this one before mid 2020s. |
I think RC and FS do pretty well for modern luxury hotel rooms in Kyoto. This is just more of the same.

During RWC end October rates at RC Kyoto for suites are outrageous .. this is what mine is for 3 nights stay :( 1 140 327 JPY Thought bad enough last October ! Suiran is somewhat more realistic . Will see what Aman HQ comes up with for Aman Kyoto . May post when I get a reply . |
