Thanks for checking. That's too bad for those of us who are not globs, but since it looks like the lowest rates including T&S, even in very off seasons, are well above 100,000 yen, the 30,000 pt redemption still looks good.

They have 61 rooms.

Any room has a view (even faces a wall, a.k.a. garden terrace room) would be considered none-standard room.

Thus they have at most 20 standard rooms. If average occupancy is 80%, then 16 rooms will be occupied.

Let's assume half of the these rooms are redemption. That's 8 rooms.

Out of these 8 rooms: possibly 3 booked by glob. 2 by guest of honor. then 3 rooms left for none-elite redemption.

Conclusion: The hotel decides to not give breakfast to 6 people per day assuming double occupancy for all 3 rooms.

This is within the rule. But I thought Hyatt should do better than Marriott, who quickly resolved the Al Maha issue, if you know what I'm talking about.

For those thinking to pay, both the Western breakfast and the Japanese breakfast will be 4000 yen plus tax and service charge (and tax on the service charge), so approximately 5000 yen.

According to the Hyatt app, the hotel is now accepting reservations for 10/30/19 and beyond. Last night I was actually able to book two nights using points for next week. Points redemptions were not showing up on the app, but found them using regular Internet browser. Nightly rates were around 114k yen. Note, there is a 7 day cancellation period for point’s redemptions.


30k points a night is a big splurge for me, but it’s my first time in Kyoto and I’m excited to see the new property. Definitely a bucket list trip. I’m explorist, so hoping for a some kind of upgraded view. Will treat ourselves to the breakfast one morning too. Hopefully they throw in some nice perks for opening week.

Compared to the HR Kyoto and the SLH Property, points redemptions didn’t make sense at all. Cash rates were not so bad for HR Kyoto as there was a promotion, but the SLH property seemed very overvalued.

Also, I carved out one day in the area for a traditional ryokan stay. Any suggestions for good value options in the Kansai region would be appreciated? (Sorry for asking in wrong forum).

SLH for Enso is extremely cheaper booked via 3rd party/elsewhere. Hyatt for some reason uses crazy rates for SLH and as Hyatt members, from what I've read, no perks even carry over.

Hope to hear a lot about this property in the next 2 weeks for I have a few nights booked in Feb.

This is incorrect.

Cancellation for award stays is the same as for revenue res, ranging from 48 hours to 30 days, depending on the season. Up until recently Nov 2019 was a 30-day cancellation that dropped to 24 hr from Dec 1; Nov 2020 is now showing a 7-day cancellation.
