On average:

Water+sewer: $35, $50-70 if it's a dry summer
Gas: $35 summer, $50 spring/fall, $180 winter
Electric: $50-70 Sept-Jun, $150 Jul/Aug

No Zoning laws, but restrictive covenants are common.

Yep. Am aware of the 3-day minimum, but I like to be able to redeem directly for suites for special occasions (which is about all I use points for). Considering that I've been able to score ~10K points for 2x stays (HP & Summerfield), at about $200, I think I should be able to work Hyatt during the promo period for a good chunk of points.

I'm also liking that Park Hyatt Saigon is a Cat 3. :-:^

A few thoughts:

Is the $200 before or after the Costco discount?
Are you doing the points for every two stays (instead of the night)?
As I mentioned with the Cat 1-3, there are some great international opportunities.

Just booked hotel for wedding and no king beds are available. For the love of :rolleyes:, help a brother out. I have the rest of my life to not want to share a bed with her. But not that night.
