Hanalei WakeUp Cafe was great when we were there 2 years ago. Just up the street from great great dinner at Bar Acuda

St. Regis Princeville sold/closing/reflagging?

Just saw this in an email from thegardenisland.com, or TGI, "Kauai's newspaper since 1901".

Drinks at sunset on the terrace overlooking Hanalei Bay was the perfect end to every spectacular day on vacation.

I wonder if rebranding will have any effect on the Westin villas, beyond reciprocity issues.

owner likely wants to keep management the same through sale

contrary to management companies, owners can/do get out of contracts

st regis does not franchise, luxury collection does

FS would require major investment (turned down san clemente venice)
interesting re FS and starwood, IIRC FS lanai were originally starwood

IIRC montage was also planning a hotel in the area

What do you mean by this? Most of the St Regis properties are not owned by Marriott/Starwood. They are franchised.

Some Starwood-branded hotels are owned by Starwood/Marriott. Yes, they are actively trying to sell those properties.

Most Starwood-branded hotels (including the St. Regis Princeville) are franchises owned by others.

Some of the franchised hotels are also managed by Starwood (including the St. Regis Princeville).

Yes, you have quoted the terminology directly. That terminology is how Marriott classifies properties for revenue purposes.

In the chart you reference, the title "Managed" would be clearer to the non-financial public if it were labeled "Franchised and Managed" in the same manner that the title "Franchised" would be clearer if it were labeled "Franchised and Not Managed". People in the business of analyzing financial statements understand that distinction.

Marriott labels the properties as they do because those two groups of properties have either a management agreement or a franchise agreement. Additionally, according to the company's 10-K filing, some of their management agreements allow the owner to revert to a franchise agreement if the owner elects to not renew Marriott's management of the property.

I'll stand by my 30+ years of SEC financial reporting in once again stating that managed properties are also franchised properties with the term "franchised" denoting a non-owned property utilizing one of the Marriott brands.

its established in courts that owners can cancel contracts, sometimes having to pay fee

and refusing to comply with investment/etc reqs of contract can get manager to cancel

some brands only manage and do not offer franchise (only) to owners

Just finished a 5 night stay here over the Memorial Day holiday. Was a SPG points redemption stay. Tried to apply SNAs but they were not available. Hotel was fully booked for the weekend. Property is a mixed bag in a stunning locale.

Pros:
  • Stunning views across the bay to the mountains
  • Nice pool and always able to get a seating. Solid service from pool staff
  • Room was very private, even with the windows open
  • My room was well maintained and furnishings were good quality
  • Loved the fresh juices at breakfast - delicious

Cons:
  • The rooms at this property deserve nice lanais. The large window was ok, but prefer a nice outdoor space of my own in Hawaii
  • Food offerings were dated and mediocre quality. Head to Hanalai Bay or elsewhere for dining.
  • Beach is poor as is snorkeling. Walk over to Hideaway beach (tough walk down) near the entrance to the hotel which is lovely and good snorkeling

This property is all about the stunning views and I had a great time and really was able to relax. I know it's being sold and I think it's definitely ready for some more modern touches, improved dining options, and lanais.
