Granted, that doesn't take into account the 6% broker commission on the sale, as well as the various other costs associated with initiating the mortgage, home inspection and everything. Let's be conservative and say at a 10% devaluation in my property value I'd be at a break-even with his rental expenses. When you factor in annual rent increases, that's super-conservative. With his rent he buys flexibility, having more money liquid (no need to save for random large one-time expenses) and ease of living (in terms of maintenance and upkeep). Seeing as my fiancee is an employee of NYS and given her pension progression, as much as I hate to admit it, 5-7 years isn't unrealistic. As much as it may kill me. Yes, I have upkeep and maintenance (time and money), and I need to keep cash on hand for home-related expenses, but I'm far from house poor. Here's the kicker, in 5-7 years, even if my house value stays absolutely flat I will still be at least 10% higher ROI than my coworker. Sure, he can project more or less to the exact dollar amount his housing spend and he has no downside in terms of investment. But he also has no up-side. And when you consider, on a per sq. foot basis (a flawed metric, but a consistently flawed metric) the average sale price in my neighborhood is up 12% since when I closed on my house, all signs are pointing to there's an up-side to my investment. Granted, that may change considerably between now and when I sell it, but it's nice to not have to "dig up." Home ownership certainly has its moments, but from an investment standpoint, I think this is one of the best ones I've made in a long time. I got in at the right time (for my market) and got a good mortgage rate. And no more having to deal with my neighbors having monkey $ex next door. Or my other neighbors making my apt. smell like weed. Or the folks downstairs and their constant cooking of curry and seafood that smelled like it was a week past its prime. |

Website does exist! Apparently ZS-SIL had not yet received the full ACA livery (which does actually look quite nice, once completed). Merely seeing "AfricaCharterAirline.com" poorly stenciled on the faded/patchy exterior of the 732 wasn't very confidence inspiring.
