I'm finally feeling up to eating real food again. The client brought in some chicken minis from Chick-fil-A earlier and I ate a couple and my stomach isn't protesting at all.

Now I just have to decide what to have for lunch an hour from now.

If you have the means and not overstressing your budget, I think now is the time! Esp if the value is good and price is right.
Lots of good deals out there, we got one :) It requires some fixup sure, many places do.

Care to share the MLS? I got cold feet when counter offering but stuck through. There were a few major issues regarding closing and punch list items (still not complete) but in the end I think it was a good investment.

They just sold a unit that is 200 sqft smaller than mine for $20k more than I paid so thats good.

Agreed. I'll also add that planning to stay in it several years should also be a key factor in the decision.
