Here's an aerial photo of the bottom of the hill ... I live about a quarter-mile away up a very steep grade.

  • Do not replace windows. Sell house for 300K, netting 300K
  • Replace windows
at cost of 30K, sell house for 325K, netting 295K

Of course, I don't know your situation, but I DO know that realtors often will get you all in a frenzy to spend money that you won't see 100% return on in order to make your house more sale-able, thus shortening the time THE REALTOR has to represent seller --AND -- increasing REALTOR fee.

I've spoken a few times about selling here and moving a bit north (much cheaper houses with a little more yard) or west (ability to have much more acreage).

Fortunately, a lot of businesses on the river moved their inventory and stock (especially the car dealers) on Saturday. Water still hasn't peaked yet.

I taped a couple shut so the glass doesn't fall out because the glazing cracked. Some of issues where the molding is coming off because of heavy room AC units. Then there are 4 that I put the putty on because of the glass issues which looks like I made a primative coil pot. They are 30 years old and cheap builder quality so it's a must-do even though I know the ROI won't be there.
