... The contractors in New York City will work cheaply for Landlords but will have no mercy on the co-ops which are for the large part operated by relatively unsophisticated directors. Any resident who can help with a problem as sbm12 did will save the corporation tons of money. The busted pipe is actually the responsibility of the shareholder in that apartment so the cost would go to them, not to the CoOp. The one guy has offered to pay me but I doubt I'll ask for more than a reimbursement of the hard costs (~$6) for the flux and some sand paper to go at the pipes to clean it up. My guess is that it would have been a ~$250 job from a licensed plumber, if not more. It also probably would have taken 20 minutes instead of 2 hours. The skylight fix is more critical to the health of the CoOp and also a much harder job. It involves removing the security fences from the skylights, getting the old caulk off and applying new caulk. In total it is about 100 linear feet of caulking on four skylights. I'm not looking forward to doing that one for free. I may negotiate to do it at the going "super" rate which is rather low but also fair to the CoOp. It is work that we'd probably have our super do if the one hadn't abandoned us during his annual retreat to Thailand by deciding not to come home. OF course he told us this the day before he was scheduled to return, even though he had made the plans weeks before. It wasn't like we were paying him while he was gone so he basically screwed us badly. Plus he took most of the tools with him (or put them in storage somewhere), even the ones that probably weren't his. I had to buy a new caulk gun today because he took the other 6 with him when he left. Oh, and the temp replacement guy we have is moderately incompetent. He gets the trash out on the correct days, but other than that not worth too much. |
