Logged-out Honors rate shows, log-in and it's not available...

Logged-out Honors rate shows, log-in and it's not available...
I'm looking at Hilton Odawara 21-22 Dec 2016. When logged-out it shows redemptions with HHonors points prices. When I 'select room' it asks for my HH number and password. Once I've added these and logged-in, I get a message saying "rate is no longer available" and am offered cash-only, even with HHonors box still ticked.
Anyone else experiencing this? Or am I making some rookie mistake (e.g. I don't have enough points for the redemption I'm selecting - is this normal for the option to disappear without offering to sell me the points or simply a message telling me I don't have enough points?)?
