Hey everybody,
Looking for a better rate at Marriott's Ko Olina Beach Club (Kapolei/HNL)
Guest room, 1 King, Sofabed, Mountain view, Balcony
Regular rate is $254, non-refundable, comes out to $289.46/night after taxes.
The rewards rate is $220, so I'm looking to beat that. (but I figure anything less than $254 with 25% off will be less than the $220)
5 nights, May 13-18

First, the rate of $220 is not available to the general public, see the rules (applicable areas bolded), from the Marriott website LNF rules, below.
Second, the lowest rate is now $203 (see below in red), and that rate is not LNFable, and the rules require you to reserve the lowest rate, that might make the $254 also not LNFable.
Third, taxes never have anything to do with LNF rates.
Fourth, I am by no means a LNF expert, so if I am wrong about any of the foregoing, I welcome the correct information.
FYI:
Terms & Conditions

The guarantee does not apply to the following rate types:
Rates that are not publicly available, such as negotiated corporate or group rates.
Discount rates offered only to members of groups or individuals who meet previously-specified criteria, including AAA members, seniors, government employees, or Marriott Rewards members.
Package rates that include the room and other components such as travel, car rental, entertainment, and/or non-breakfast meals.
Package or group add-on rates that extend the length of a stay.
Rates negotiated for stays extending beyond 30 nights.
Rates that are available on auction Web sites.
Rates available on Web sites, such as Priceline and Hotwire, that do not disclose the hotel brand until the reservation is completed.
Pre-paid rates that involve a voucher or other form of pre-paid certificate (including electronic vouchers and certificates) for a hotel stay outside the United States and Canada.
....snip....
When multiple rates for the same hotel, reservation dates, and room type are available through a Marriott channel you must reserve the lowest rate to be eligible for the guarantee.
The Comparison Rate must be reservable by the general public and be verifiable by Marriott. If the Comparison Rate is offered through a Marriott channel, you must reserve that rate to qualify for the guarantee. Marriott will not charge a cancellation fee. If the Comparison Rate is reserved through a non-Marriott channel, Marriott is not responsible for any fees or other costs incurred due to cancellation of a reservation.
Rate comparison will be made net of any taxes, gratuities, or any other fees associated with the room rate, and the Comparison Rate must still be available at the time Marriott validates the claim. Rate disparities solely attributable to fluctuations and/or differences in currency exchange rates are excluded from the guarantee.

Sorry, I probably wasn't too clear - I'm looking to book a lower rate than $220, which I hope to achieve by finding a better rate than the $254. (or would I have to find a better rate then $220, even that that's the Marriott Rewards rate, of which I'm not a member of at the moment, or do I now have to find a better rate than $203? [of which I had no idea existed])
If I don't find an LNF to beat the $254 (which would result in $189.75 at the most) then I'll become a member and book the $220 Rewards Rate.

For a combination of circumstances, I do not believe that your rate would be valid for LNF.

.Regarding the first bit I bolded above: this part of the rules is both misunderstood and poorly explained by Marriott. In fact, as long as the rate you reserve is the lowest that corresponds to the rate you're comparing it too as far as room type and booking conditions go, it's LNFable. So, it doesn't matter what the Elite member, AAA, senior, etc. rates are, as long as the lowest publicly-available rate can be beaten, you'll be approved. In the same vein, if you have a site with a lower cancellable rate, but the Marriott site's lowest rate is non-cancellable, don't use that rate; rather, use the lowest cancellable rate.

As far as the OP goes, it is not so simple as becoming a member, since those are elite only rates, and you can't just sign up to be a member in a snap. However, you can ask for a Gold or Platinum challenge, and then you will qualify as a member, if they grant you the challenge. As far as what the rates are, they are subject to change at any time, so it is not a great surprise that the member rate which you found, $220, might have changed to $203, and then maybe an hour later, might change back to $220, or even higher or different.
OP, you have PM.

What have you done, where have you looked, so far, for better rates in order to attempt an LNF claim?

I may try to change my dates to be 6/14 - 6/19 for a lower rate. I'm seeing a $225 rate for a bay view or $229 for a city view, so if I can find a lower rate around $220 it would reduce it to around $150 and I would go earlier.
