This is a new hotel, in a newly built building which opened in late 2020.
There are 7 floors total, including the ground floor.
Positives:
-Hotel is brand new and opened in late 2020.
-Windows CAN be opened for fresh air
-Fancy soap and shampoo (salvatore ferragamo brand)
-5 blocks from the famous street "via veneto".
-Good selection of restaurants in the neighbouring streets.
-Despite being small, this property aspires to the boutique hotel style and is therefore a bit more elegant
-As titanium member got a welcome gift, on both my stays. Once a bottle of champagne, and the 2nd time a bowl of fruit.
-If you don't mind walking 5 blocks, there is a taxi stand at the corner of "via veneto" and "via campania" next to the Marriott Grand Flora hotel. Getting the taxi at this stand will save you some money as taxis in Rome charge extra for the journey to the place where they pick you up.
-This property is significantly cheaper than the other Marriott bonvoy properties in central Rome. Seen nighly rates as low as 100 euro per night. However, I do not think this property is worth more than 180 euro per night due to the small sized rooms.
Negatives:
-The hotel is of a small size. Many (but not all) of the rooms feel small and a bit cramped. There are 7 floors including the ground floor. Floors 1 to 4 have 8 rooms each. Floor 5 has 6 rooms (some with balconies) and floor 6 (top floor) has only 3 rooms which I think are the suites.
-There are 2 lifts (elevators) and these are also quite small.
-The distance to the nearest metro station called "BARBERINI" (metro line A) is a good 10 to 15 minute walk. This is fine when LEAVING the hotel as its all downhill, but when ARRIVING this can be quite tiresome walking uphill (even in good weather). However, there is an official taxi stand outside the metro station which can take you uphill to the hotel. Price will be between 4 and 8 euro for the short journey.
-Some of the deluxe rooms on the 5th floor (with balcony) only have bathtubs (not showers) and they have not been built well to keep water from going onto the floor. Not sure why a super modern hotel is still installing bathtubs without walk-in showers in this day and age.

I stayed here for one night in June 2022. As a write this I am still in the room.
I can definitely recommend this hotel without any reservations. I booked it on points (40k) and got upgraded to a queen deluxe with a city view and balcony.
Everything is clean and fresh smelling. The hotel still seems new.
Check In
The check in was quite efficient. I had to present my passport which was scanned. I was thanked for my ambassador membership and loyalty. I was offered three amenity options - 1000 points, a local gift (I think it was a bottle of alcohol, but I did not listen very closely) or an a la carte breakfast.. I immediately went for the breakfast option.
I have high hopes that this breakfast might compare to what used to be the finest free breakfast in the Bonvoy program - they Edition Hotel London. Unfortunately people like me ruined it for others by pigging out. :) Back on topic...
Room
The room has plenty of outlets, USB-A ports, wall controls for tv volume, very modern climate control center, etc. The USB ports appear to have low amperage since they were very slow at charging.
The bed is comfortable.
The outdoor terrace has a city view. Nothing of note is visible, except a nearby building that must be one of the strangest mixture of architecture I have seen.

The ironing board and iron is well hidden in a "secret cupboard".
I particularly liked the shower pressure. Some people might not like the lack of a bathtub. Otherwise there were definitely plenty of towels.
The room does not have an ironing board and iron in it. However these can be requested.
There is a coffee machine and a kettle. Plus there is a free bottle of complimentary still water. The minibar and safe are also available.
THe toiletries are from the brand Salvatore Ferragamo
Service
I was offered a free glass of Prosecco as a welcome drink in the bar. It was well received.
The hotel has a small gym next to a very charming treatment room. Considering the low number of rooms in the hotel the gym seems reasonably sized. All of the equipment looked brand new.
Room service is available until 22:00 daily.
I received a personalized not with some sweets as an in-room welcome amenity, which was a nice touch.
Dining
The hotel has a restaurant/bar in the lobby where the a la carte breakfast is served. As a hotel guest you get a voucher for 10% off dinner.
Breakfast is served from 7 - 10 each morning.
I did not eat anything. I did have an evening Aperol spritz which was quite tasty. The bartender offers olives and chips along with you drink, if yoiu choose.
The a la carte breakfast is really recommended. I will provide some pictures later.
The a la carte breakfast was unlimited as the platinum amenity. The selection and presentation was not as luxurious as I had been expecting, but what I did order was all tasty.
Location
Trevi Fountain 16 minutes walking. I am sure some people will think that this is far, but for me it was perfect. The hotel does not feel like it is in the middle of the tourism crowds. There are so many tourist in Rome at the moment!
Excellent fish restaurant
Pros:
- Upgraded to a Deluxe King which ended up being a corner room (I had seen a Junior Suite upgrade show up at some point, but the property ended up as sold out except for 1 room by the time of check-in)
- View was pretty - nice surroundings
- The bed was not uncomfortable - decent mattress (seemed like two twin pushed tightly together), the two small pillows were plush, but the covers needed to be thicker
- Shower pressure was really good (similar shower head to Montreal Marriott Chateau Champlain)
- Italian pastries left in my room
- Internet TV OS did have YouTube
- Service was quite friendly - personable
- Offered late checkout proactively, which I did not need
- Welcome gift of prosecco offered at the bar
- Nice Salvatore Ferragamo toiletries
- Bed covers need to be thicker (though, I did see a couple of extra blankets in the room)
- Wi-Fi performance could be improved
- There seemed to be a balcony, but no way to open the window to reach it (or I'm just stupid)

Taxis from/to termini should cost about 6-8 euros per way.
Upon arrival, was greeted by their lovely front desk agent and was offered a welcome drink, which is prosecco. Took the 1000 points as needed to leave early the next day.
Got an upgrade to their balcony rooms on the 5th floor. I got room 506, which seems to be the largest on that floor, with 2 doors to the balcony. Didn't feel as cramped as the other photos from previous reviews.
Received some dessert from the GM as well
As others have mentioned, toiletries are Salvatore Ferragamo brand. Really nice.
Paid 200 euros a night. So a really good choice for a quickie.
PS: The doors to the balcony do open. These are standard balcony doors if you're a regular to Europe. You just need to do a slight switch on the handle to either open the door or have it slant as a window for air.
