Just back from a 5 nights stay. Booked with points and upgraded with Suite certificate to a Sea View Suite. Resort is gorgeous, landscape carefully manicured (even if you can tell that is a new property, landscape takes time to mature). While the suite was nice (not huge though), I cannot see myself (or anyone for that matter) paying 3.5k euros a night, or 1.5k for a standard room. They told us they were 70% occupied, but it looked much less. Main beach is really not private, as locals can walk there. There are a few beaches within the property that can be reached with a short hike (or taken by the golf cart, always available on demand). We found a tiny beach close to the Cone Club, went there twice and we were the only ones (take the beach towels with you from the room, as it is not attended). Cone Club, which is open to outside people, was always desert during our stay. Guests of the hotel have "free" lounge chair and umbrella, but there is a minimum spend of 100 euros in F&B. We did not stay there. The two pools are nice, the main one has a bar. A few kids around, behaving pretty well. I understand there is a kid club for young families. Breakfast is in the main restaurant, Capogiro. There is an extensive buffet with everything you may need, high quality, plus a menu a la carte for eggs and shakes. Now about service: everyone is very nice and they try their best to help, however we felt some inconsistencies (lack of training?) particularly with housekeeping: missing towels, amenities not replaced, etc.
Usually in 5 stars small resorts like this, the GM shows up at breakfast or by the pool, introducing himself/herself and trying to interface with guests: it did not happen with us during our stay. We had lunch and dinner at Spazio, the less formal restaurant, and we were very pleased.Tommaso the manager was super nice and his recommendations were spot on: great pasta, salads, sashimi. Not inexpensive, but worth it. We did not try the formal restaurant Capogiro, just its rooftop for sunset aperitivo, very nice. We rented a car so we visited Porto Cervo (dinner at Zuma, nice but $$$) and some of the beaches in the area: very nice but super crowded. I wonder what it will be in August. If someone is interested, we booked a snorkeling/diving tour at the close by Caprera island, with a small outfit that we found by chance in Baia Sardinia village, Proteus Diving. Friendly and inexpensive. Summarizing, it was a pleasant stay and definitely an excellent use of points. Probably with time it will be better. Now it lacks some personality but this is just our opinion.

Arrived yesterday at the property. Feeling similar to afmiami for a first overview:

Also booked with points and applied a suite upgrade award to a beach view suite. So paid 240.000 points for 7 nights (booked while it was still cat7). Cash price for the sea view suite would have been 29.000€.

Taxi ride from Olbia airport was 120€ taxameter. Used Uber to get the taxi (started in June on sardinia, only 7 drivers here, no real Uber service but cooperation with IT Taxi) faster than the really huge taxi waiting queue, which looked like it would have taken half an hour to reach the end of the queue.

Top notch reception service, very friendly and pleasantly personal arrival.

Room (beach view suite) is rather small, but we knew this before. All the rooms are small here. Room quality is nice though.

My expectation was at booking and still is today, that we will end up saying the same as afmiami: Probably not worth the insane cash rate but surely a high end experience.

Let's see how the week develops...

Ok, so we are mid into our stay so I think I can share my opinion:

Please keep in mind, that the cash price per night in a standard suite is 4.200€.

The property is absolutely beautiful and meticulously curated. It is ultimately pleasing to the eye to stay here.
With 15 hectares size, it is really huge.

It is so huge, that you can manage to not seeing another guest for hours from your sunbed at the pool. At least, that's the story, the hotel staff tells you.
I think, it is different, though: while it is indeed huge and people distribute around the property, it doesn't look like it is fully booked or even at half capacity. The question is though, if so, then why are a lot of room categories not bookable?

So it remains a mystery to me, where all the guests get lost. I have no idea.

Breakfast is great, very broad buffet. We went there at different times during our days but always just had 3-6 other tables occupied, which was very pleasant but mysterious, see above. Service is a mixed bag, they are very friendly but do not recognize for themselves, if orange juice runs low or you try to ask for a waiter. They often chat with each other and tap on their private phones. I saw them chatting on WhatsApp a lot.

Room wise, we experienced an interesting thing: in our opinion, one should think about maybe booking not the more expensive sea view rooms+suites but the slightly cheaper laguna rooms+suites.
First of all: the laguna is the most beautiful area of the resort - by far.
Second, the beach of the hotel is not private but public. This means, that you have some (low but noticeable) level of noise and disturbance from the sea. Also, there are several pathways between the sea view rooms and the actual sea, so you don't get an unobstructed view in most rooms but more a feeling like a "the sea is over the street view" kind of thing. It is a small private pathway belonging to the hotel only and also beautifully curated but there are other guests passing by on the way to their rooms and therefore your terrace and window view is not as private as it could be.
This is different at the laguna, where y you have direct access to the pool from your terrace and it is very quiet and private.
I think we would take a Laguna suite next time.

Cone Club as beach club is irrelevant for hotel guests, I would say (sunbeds free for hotel guests but minimum spend 100€ per person). Cone Club as lunch, dinner and drink location is an absolute must go!! Beautiful location, beautiful views, cool people.

Food quality is perfect at all outlets. The fine dining is not worth it from our point of view, because it is the breakfast restaurant, which destroys the feeling for us. There are other fine dining options around a lot.

A cool thing is the free golf car rides which you book via the hotel app and they bring you all over the place. We're actually using this a lot, as it is utterly hot currently on Sardinia.

Resort looks nice, but I doubt that more than 1200€/night is justified for a standard room. (random search for next month)

It is plus 100-150 per day regardless whether you stay inside the resort and eat there or you go outside for eating at the minimum.

I think in high season, from June to September, this is either for people who absolutely don't care about money and have no hassle to spend 15.000 € for one week of holidays. Or it is for points redemption, which is actually a pretty good value.
It comes down to 220€ per night in October, but the pools are not heated afaik and could be too cold to use by then. You could still lie in the mildly climate sun and actively do some sports by then, though. The price at the end of the season is really compelling, I think.

​​​​​​In my personal opinion, the hotel is only 30-50% occupied even in high season, but at this price rate, this could work out for them.

It is really relaxing and calm and everything.

My main recommendation is: go there in high season, but keep it on points. I would assume you could save your suite upgrade awards as there should always be free suites because of low occupation.

Actually, I just noticed , that to me it seems it is clearly worth buying points from Hyatt to book here.

Current Hyatt points buying offer is 137.500 points for 2.640 USD.

This is 3 nights at the 7Pines Sardinia, which would cost 3.600€ combined at the cheapest non-refundable rate in a standard room in high season.

So you could actually book here for 880€ per night "points-cash" in high season, which is already a nice weekend trip.
