Return Ticket Cancellation
Looking to book a one way BKK-DXB-SFO on EK F. The one way fare is pricing out at around $5k while a return fare in First Flex is $7200. Fare rules around cancellation penalties for the return fare are as follows. It states that cancellations are permitted anytime with no penalties. I assume this means I can fly BKK-SFO and cancel the return leg for a 50% refund of the total fare I paid? Can someone confirm?

When you cancel the return leg, it will convert into a one way and you will only be refunded the difference.

No. If you cancel the return leg EK will assess the cost of the flights you actually flew, ie the cost for BKK/DXB/SFO, based on fares available on the date you booked, which you say was about $5,000. They then refund the difference between that fare assessment and the fare you actually paid, less any cancellation fee (none in this case), so you would get back $2,200. It would only be done on a 50/50 basis if the fare construction is made up of two one way fares and both those fares were identical.
