Never thought I'd support him either, but yeah -- I agree.

So the inspection yesterday went fairly well. I identified a leak in the dish washer and the inspector noted a link in the garbage disposal along with its exposed wiring that is supposed to be in conduit. We're going back to the seller for concessions on those two items and then we should be ready to rock.

When are you trying to close by? Also, did you lock your rate yet?

Literary question for Teh Box: does the use of "so-called" bother you? It always, at least to me, has implied that the author doesn't know what they're talking about, or worse, that the author is deliberately trying to stir the poop pot.

Meh, I have never pondered it.

Closing date is currently January 27, but I'm trying to get the contract finalized before January 4 so I can get 4.75%.

10 signs you are a First Class N00B

Good rate. Was that with a buy-down or straight-up with no points? I'm guessing its a 30 yr. Bob Barker (fixed)?

Rates have moved up over the past 2 weeks. Better check and make sure the bank will still do 4.75%.

Meh, good for Mackieman if he can still get 4.75% with no points. The average up here is now 5 3/8 for a traditional loan. My problem was that my building does not qualify for a traditional loan because they have not sold enough units. All in all I still think we got a steal but would have been much happier with 4 7/8 and no points.

Happy New Year, Box! I'm headed EWR-IAH-MSY tonight for New Year's and am keeping my fingers crossed that my SO and I get upgraded EWR-IAH (currently numbers 2 and 9), 7 seats up front. SO will move up once I request a Plat companion vs. Silver.

Here's to a 2010 filled with mistake fares, upgrades, and great trips.

FHA 30 year fixed. No points or other foolishness.

As of last week it was still good; I suppose it may be the upside of not dealing with a traditional bank.

Yeesh, that sounds like a complicated deal. The house we're buying is at a price point that is so far under what we can technically afford and our debt to income ratio is like 27% so the lenders have done everything except go to some magical vault and throw wads of cash at us. And we're not exactly well off or anything, just dual incomes. We'll likely get everything done well before the 15 day funding requirement. I like it when things go smoothly. ^
