Check In
Recently had a two night stay at this new hotel.
Check in was quick, efficient and easy. Got a detailed run down of the hotel and globalist benefits. Without a doubt not only was the check in agent very professional she was extremely enthusiastic and clearly happy to be working at the Hotel.
Indoor pool and gym are on the 5th floor.
A Globalist amenity of two inhousecocktails was also provided:

Room
I had booked a Bay View Room (basically a mid tier room) but was upgraded to a King Suite.
The Suite was approx 60m2 and made a very efficient use of the space. Furnished in a Scandi type style which looked stylish in thatIkea type of way. Not sure how it will age though. It was also a proper suite with a door separating the lounge/living area and Bedroom area. The living room also had a separate guest toilet.
When I first arrived the room was stifling hot - however the aircon did a stellar job in reducing the temperature. If it can handle the West Facing Afternoon sun on a 38 degree (100 F) it can handle anything.
Table seating in Lounge Area:

Sink Area in Living Room

Mini Bar and Nespresso Machine:
(Note Gingerbread Oak Milk and Irn Brubelong to the health conscious guest - not included in minibar). The minibar included quite a few locally sourced items - which is a key goal of the hotel.

Lounge Seating Area - also included 55" UHD TV.

Bedroom. The bedroom also included a large laptop sized safe in the drawer under the TV.

Bathroom. This had a good size separate bath and walk in shower. Also had a heated towel rack which would be good in winter.
The Shower Gel etc are large refill bottles. The Suite also included the normal bath amenties you would expect, dental kits, moisturizer etc. Local branded bath salts were also included. Bonus points loved the Robes!

Vanity - with an almost elbow shot, please subscribe to my OF for the full elbow experience.

Service
The hotel has only been open for about three weeks and to be honest it does show in the service. Certaintly a lack of attention to detail, inconsistencies and I guess a level ofgeneral confusion. However all the staff are really friendly, eager to please and helpful. Strikes me as aplace that has hired on personality knowing that training and experience can be learnt.
Also like many places, Melbourneis battling with Omicron and with isolation requirements they are doing well just to find staff.
Dining
Surprisingly good. The main Restaurant is Toma on the 25th floor. Currently this also offers the complimentary Globalist Breakfast
The breakfast was of a very high standard. I don't think it is stainable for the long term, but at the moment the Globalist Breakfast includes a choice of Main, One Side andone of the Bakery Choice. Juice and Beverages are also included.
Breakfast Menu:

Seating:

Also had a room service meal from the Restuarant which was also very good. Slight Negative I was charged a public holiday surcharge on the order which I found to be a bit tacky and technically illegal as it wasn't listed on the Menu.

Location
Ok. Close to many transport options. On the fringe of what passes for Melbourne's Red Light District but gentrification is happening at quite a pace, so within a few blocks you have a brothel, strip clubs, a lifetimes supply of Meth, a dozen kebab shops and trendy restaurants.
Technically in the highest assault crime area of the CBD but that is really only because of the nearby nightclub district of King Street. I doubt the average guest is going to be assaulted because some 18 year old thinks they are the reason hisgoing home alone after striking out at the local nightclub.
Besides there's normally four policeofficers outside the Holiday Inn/CovidQuarantine Prison next to the Centric.
Overall
Generally speaking I had a good stay. However the big problem with this hotel is noise. The bulk of the standard suites are "bay view" which is code for "train view". Unfortuntely, as is a growing trend worldwide, the building appears to have been constructed as cheaply as possibly and the windows are not properly insulated leading to a LOT ofnoise from the trains below. Even on the 18th floor this noise could often be overwhelming. My suite faceda curve on the track which was also where the trains would break going into Spencer Street Station.
You do not know real noise until 4,5 or even 6 trains go past at the same time:

Another potential drawback is the bulk of the standard rooms are quite small and with only 11 standard suites out of 277 rooms, the chances of Globalist upgrades will be pretty small when normality returns. Sitting in a 30m2 room watching the windows shake as the trains go by would certainly lead one to reflect on exactly where their life went wrong.
Floor Map:

That said - this stay was quite enjoyable and if the price was right I'd return.

First, what exactly do you get if you're in a king suite?
Second, separately, if you booked a standard room and used a TSU, would you expect to be entitled to whatever "king suite only" gets you?

Currently in an upgraded suite so can confirm the signature menu is only for paid suites. Note this is apparently a slection of small plates, basically canaps.
I was not told of any of the package benefits at check in but followed up the next day and was given the following information sheet:

My only complaint was that I chose this hotel over the GH because it was newer and the breakfast options looked like they would be better. I'll always choose a restaurant breakfast over a lounge. However due to what I'm assuming was high occupancy for F1 the breakfast all four mornings was buffet, not the normal menu. And it was the exact same stuff every day. The GH lounge has more variety. Everything was of good quality - far better than a US Hyatt Place for reference. But it got monotonous after day 2.

I was upgraded the day prior to check-in from a regular room to a standard suite. In the suite were 2 x 200mL pouches of red win, a small bar of chocolate and a typed, personalised welcome night. Two large bottles of water were available daily. The suite is large and a proper suite, with a separate bedroom. The bench-style table is either a little too high or the bench seating a little too low. The bathroom has a big tub with a nice moveable shelf that sits over the top so you can place your iPad, book, some food or a drink right in front of you while you relax. There are heated towel rails which I've seen anywhere in this part of the world. The amenities are also extensive, with 'bath caviar' (essentially bath salts) and another vitamin scrub.
I twice ordered complimentary items through the Hyatt app and they were delivered within a few minutes. There is no tray charge for room service, something else that is an oddity in today's world. And at check-out, I was not charged a credit card surcharge.
Breakfast was top-notch. It's now a buffet and although not extensive, the quality and presentation are spot-on and include a chef station. I found the chefs to be especially cheery and liked how the fruit juices weren't labelled but were instead indicated but a couple of pieces of whole fruit next to each each jug. The muffins were almost as big as grapefruits and barista coffee is complimentary. The tableware is of high quality and far different from those run-of-the-mill hospital-style plates you found at some property (like the tea cups at the Hyatt Regency Sydney).
The pool is fantastic, just the right temperature and the right amount of lighting. The gym is twice the size of the Regency Sydney (probably 4 times the Regency Perth) and although it doesn't have a big range of equipment, I think you could get a decent workout in.
The only real disappointment was having all of my linen changed after just one night. Why any hotel in the world - even the uber expensive - would take that approach as standard in this day and age is simply beyond me. It infuriates me no end. When I brought it to the front desk agent's attention, he was apologetic and said his understanding was linen was only changed very third day (which I still think is too frequent, but that's beside the point). The next day my linen wasn't touch and nor was much else. The toilet was dirty and the bin wasn't emptied. From one extreme to the other. The other downside was the front desk agent simply saying "Danger?" when I told her my keycard card wasn't working and gave her my room number. No security check of any kind.
I'm eager to return.

Location: The location is great -- right across Southern Cross train station, which is where the SkyBus stops. The main entrance is a wooden door that is a bit hard to find. There are many great cafes in the area, including Cherry and Twigs which is right across the hotel and the Hardware Socit which is just a 1 minute walk away. It's also very close to multiple trams and buses and is within the free tram zone. It's also a just a short walk to all kinds of attractions in Melbourne, including the CBD, QV, NGV, Flinders St, etc.
Check-in: Check-in was fast and efficient. I got upgraded to a deluxe room with a northeastern view as globalist since suites are all sold out. This room turned out to be perfect for fireworks watching on NYE, since it was northeast facing and I could see Docklands. They brought me a bottle of local red wine and chocolates as a welcome gift.
Room: The room itself isn't that big -- maybe around 400 sqft -- but was very new and fresh. It had a Nespresso machine and amenities by Mr Smith. The pillows are not too soft. There are no universal outlets but there are lots of USB-A plugs.
Service: The front desk people have always been very very responsive and friendly. Housekeeping, however, was not up to standard during my stay. The empty body wash bottle was not replenished for two days and trash on the chair and the vanity was not removed. One day, the empty toilet paper roll was not changed. My pajamas were properly folded on the first day but tossed on the couch the other days. The dust / hairs in the bathroom was not cleaned, and the room was not vacuumed. The pillow / blanket covers always had some sort of stain. I understand that it's likely because it's the end of the year so housekeeping might not be very attentive, but it was a bit below standard for me.
Breakfast: Breakfast is on the 25th floor. There are lots of tables but there is always a line to get in. You order your tea / coffee with the waitstaff but during 3 out of 4 of my stays, it never came. The buffet spread was pretty typical -- eggs, omelette station, bacon / sausages, mushrooms, beans, toasts / pastries (yes they had Vegemite!), fruits, and a cereal station.
One very very important thing to note is that the rooms have very very poor soundproofing and the doors are extremely heavy and slam very loudly. If you're
Overall, it was a nice stay and I think cat 4 is the right category for this. I would not stay at this property again, however, just because of how bad the soundproofing is. I might try the Grand Hyatt next time.

Some noise from the train below, but it didn't bother me much and is out of the hotel's control. A business colleague visited and commented that he thought the room was better than the Park Hyatt. I haven't stayed there so I don't know if that holds for others.
I enjoyed the breakfast and had no issues with service, but I don't think the hotel was nearly as busy during my stay. The pool was nice. Location is slightly out of the way, but I don't mind walking 10 minutes to get to places I want to be.
