Unhappy Two Night Minimums, etc

Hey folks,

What are your thoughts on managers requiring two night minimums? The local Fairfield Inn in Manhattan, KS, has set up this restriction on 8 weekends (that I know of) this year. In addition, they have also:
  • Two Night minimum
  • Increased Standard rates
  • No Platinum Overrides

So, if they're doing this 8-10 times out of 52 weekends, is that about average? I'd like to stay there, but really am just looking for one night...like the hotel down the block offers.

My thought is that if you only need one night, you stay at the place down the street. The people who want two nights will gravitate to the Marriott.

It's a private facility, sets its rules and believes that it can maximize profit by requiring the two-night stay. So it does.

This is very common not only around the US but around the world, particularly at times when properties believe they can get the two nights.

I believe this is close to Kansas State University (KSU) and probably have to do with special weekends (ie Football, Alumni, etc). This is the norm in every major college town (and within 50 miles) across all the major hotel brands.

Bingo! Glad to have some company in my misery I guess. To the hotel down the block it is. My obsessiveness for collecting MR points will have to take a backseat to not wanting to spend two nights in a row in Manhattan, KS.

This happens in State College for every PSU football weekend. Rates at all hotels go through the roof; $400.00 per night or even more, with a two night minimum, is generally the rule at the local FI. Also, the room charges need to be paid at the time of booking and are non-refundable.

Marriott Corporation rules permit these arrangements for a limited number of nights per year. Also, this mild when compared to the pricing for hotels each year in the city hosting the Super Bowl or similar event.

Yeah, I'm good with "limited" and large annual events. But how many weekends is that? 2, 4, 8, 20? Is 15% of all weekends limited? 20%? Every single home football game, university event, weekend basketball game, convention, just doesn't feel right or honest or something. I know this is why we have choices as to places to stay, but it would be pretty cool if they could go easy on this for customers staying 100+ nights/year.

It seems the policy is the policy, regardless if you have 1 stay or 100 nights stay. They're not discriminating against loyal customers.

Green Bay does that too when the Packers are playing a home game. 2 nights minimum for all reservation at the weekend.

I don't have issues with properties working to maximize the success of their business. They can, of course, go overboard on this and lose customers over the long run. But 8 times over a year, for very large events, isn't out of line, IMHO.

I don't disagree with you, but was simply stating the reality of the situation, which is that these franchisees probably cover all of their fixed costs for a given year over these eight +/- weekends.
