My thought is that if you only need one night, you stay at the place down the street. The people who want two nights will gravitate to the Marriott.

It's a private facility, sets its rules and believes that it can maximize profit by requiring the two-night stay. So it does.

This is very common not only around the US but around the world, particularly at times when properties believe they can get the two nights.
