Fairfield by Marriott Saga Ureshino Onsen will open in July and now has a website: https://www.marriott.com/en-us/hotel...nsen/overview/
There is also a website for all Fairfield by Marriott hotels in Japan with much more information: https://fairfield-michinoeki-japan.com/
Amenities for Fairfield by Marriott hotels are listed as free hot breakfast (eco bag or breakfast box [see photo below] that apparently need to be ordered in advance), free wifi, free coffee/tea, free parking, onsite coin laundry, etc. Fairfield by Marriott appears oriented to a young demographic and competes with low-cost Japanese hotels such as APA, Toyoko Inn, and others at a higher price in non-urban areas.
Tripadvisor has reviews of Fairfield Inn and Suites by Marriott Tochigi Nikko, which should give a good idea of what to expect: https://www.tripadvisor.com/Hotel_Re...ure_Kanto.html

Has anyone here stayed at the Fairfield in Namba Osaka? Would be curious to hear the experience.

Another place I was surprised to see Fairfield Inn is Fairfield by Marriott Mie Mihama. It is not too much exaggeration to say it is in the middle of nowhere. The city of Shingu is nearby but JR Atawa station which is right near Fairfield Mie Mihama is three stations away from Shingu. Only ten local trains stop at Atawa station daily. Yes, there is a beach right there but it is not known as a place for beachgoers and I do not think there is any lodging in this small town besides Fairfield Mie Mihama because there was not much demand for lodging facilities in the area. There is yakiniku restaurant right next to the hotel open for dinner, but besides that, there are no restaurant options in this small town.

I looked at a couple, and I think the breakfast (be it free/hot or not), may be hotel specific. Some seem to offer nothing.

At least some say: Please note - No dining outlet in our hotel-enjoy local restaurants nearby. The hotel parking lot is limited. Marriott Bonvoy Loyalty Program benefit is not applied for breakfast.

Looking at the Marriot site, the "Standard for Every Stay" list does not include breakfast. https://fairfield-michinoeki-japan.c...-no-eki-hotels
And the somewhat vague FAQ:

Is breakfast available at the hotel?

Breakfast will be arranged for guests who make a reservation with the Breakfast Box offer. To check if our neighboring Michi-no-Eki has a breakfast menu, please check their official website.
