I've been trying to find a company like lending tree or any bank that offers miles for doing either a home mortgage , refi or Home equity loan.
I've been having a hard time finding it but I KNOW they areout there, '

What airline(s) are you looking for miles with?
Different Frequent Flyer programs have different "partners". You can also check your FF program and click on "partners" or "financial partners" or a similar link to determine if that FF program is allied with Lending Tree or one of the other mortgage brokers.
For instance, American AAdvantage has a number of banks and a mortgage service, click here for details.
For Delta SkyMiles, click here. Delta, as you can see, has Lending Tree, and a number of banks as well.
For United Mileage Plus, click here. United also has Lending Tree, and a number of banks.
(Other programs are left as an exercise for the reader.)

However, I don't see Starwood, only HHonors mentioned as a hotel partner program and AMEX Membership Rewards as a credit card program. Do you have a link for earning Starwood points for mortgages, etc.?

lending tree is MUCH less. the starwood one at the site i linked, and gj83 just directly linked, is the BEST. (unless you want UA or CO miles, because starwood transfers into those 2:1)

While I love getting miles (or Starpoints) on a mortgage you should look for the lowest cost. IF you can get the lowest cost mortgage and get miles, too--great! Paying more to get miles is not cost effective.
When I financed a house several years ago I got a low cost loan and then happened to find out that the company offered miles. They were reluctant to give them to me, but in the end I got a good price and 25K miles (AA or UAL, I don't recall which). Good thing I looked at the website back then because the agent was either clueless or didn't want to see me get the miles (wonder if it affected his commission)
As to Lending Tree, IMHO, the recently filed class action in Orange Cty Superior Court (California) alleging that LT is a fake competition site, no really bidding takes place, suggests that there may be problems there. See http://news.findlaw.com/prnewswire/2...t20062058.html for more info.

I have a large list of what you seek in the Home Buying section of the Finance page of my website below.
I looked at the mortgage programs that I could get miles from but did not deem the milage gain to benefit me more than what I could get otherwise. (i.e. the interest rate and points were too high).
Instead I just pay my mortgage with money orders - 1:1 mileage with my debit card. Have even done this with my rent.

I once tried LT to get a mortgage, signed up for DL miles, got the process going, ended up firing the lender I had been working with and went with someone local to the property who understood it's in's and outs (it was a condo unit that used to be part of a resort so many dif things applied to the loan process) and I had no intention of getting those DL miles but they somehow posted anyway. I never complained about that, seeing as how DL and many of its other partner promos had made their share of mistakes and non-postings to my account over the years. Now, I would consider that lower rates from banks that offer no miles are often there BECAUSE they offer no miles! In other words, if you get miles to do this, you will probably be paying for it one way or the other! I'd save my money and not botoher unless you really find something hot and plan to refi soon anyway.

MMI just went through this process in December: looked at a lot of options to refinance an existing mortgage. The options that included miles were brutally expensive - do you really want to be buying FF at a very expensive rate and then financing them across 10, 15, or even 30 years? I'm always amazed at the things banks try to bundle into mortgage deals. One of them even wanted me to finance some stupid autographed football into my deal. I would have had to pay $10,000 or more for that ball - which is worth about $49 on eBay.
I ended up going with a local credit union that doesn't attempt to bundle anything else into the loan.

A mortgage is such a huge purchase that this should be no more than a nice bonus of the one you choose. Are you willing to pay thousands (or tens of) over the life of the mortgage or have a bad lender just to get miles? I'd check out the programs, but don't go with a bad loan just to get a plane ticket.
