New to Rewards Program...how are points calculated?

New to Rewards Program...how are points calculated?
Sorry if this question has been posted & answered somewhere else...I searched and couldn't find the answer I need.
I jointed MR awhile back, but have only a few stays logged. My latest stay was for 1 night at Ren. Harborplace in Baltimore, MD...room rate was $233.10. I paid w/the Chase MR Visa (not premier)...Silver Elite status w/card signup.
Today my stay points have posted and I'm confused as to how they come to the total for the base earnings. I understand the Elite bonus, but the base earnings seem a bit high to me. Am I missing something? Can somone clue me in?
Stay 5/3-5/4
Base Earnings 3200 pts
20% Elite Bonus 640 pts
Total 3840 pts

Yes, we did charge breakfast from the onsite hotel restaurant...came to $60.01.

Are you sure you didn't have any other incidentals charged to your room (parking, internet, phone calls, other meals)? For FS properties, you earn points off the room rate and any incidental charges to the room.

Okay, completely forgot about parking! Yes that would work (233+61+26=320*10=3200 base earnings)...thank you & sorry for being so slow to figure that out!
I think I got hung up on the "room rate only" note on the Marriott site when I read thru the points program information.

They rarely give you more points than you earned, now you will get 5 to 1 on the CC.
