The location is decent but not as good as Park Hyatt. It's right across the street from Four Seasons and in the same neighborhood as Hyatt Regency Kyoto.

The pricing puts it strictly into the ultra luxury category along with RC, Mitsui, FS, Hilton's Roku, etc.

Yah, nice, but "autsch" to the pricing though certainly not unexpected in Kyoto. We were in Kyoto to run an errand just a few days ago on an ordinary weekday and it was packed with tourists to the brim (especially many US, Mainland China & Korean visitors).

Completed what we came to do (seen plenty of Kyoto already) and hopped on the Rapid train to Nara to feed some deer (never gets old) though after some meager years these days it's not the deer chasing tourists for (buckwheat) cookies, but the other way around . The deer were sitting on the ground and the tourists were coming to the deer feeding them without the deer having to move a hoof, anyways... a stylish but pricey option.

For now. I would not be surprised to see it climb to 200,000 yen ++.

Other Six Senses do, just be prepared for insane points amounts like 250-300k points per night or so and limited availability.

IHG hasn't been doing a stellar job bringing the Six Senses portfolio into IHG One Rewards; I'm surprised to see a few new additions to the portfolio that haven't been integrated from the get-go [e.g., Shaharut, Southern Dunes]. Not sure why IHG is giving the properties so much leeway this far along after the acquisition.

But according to owner related person, still plans soft opening on 1 April.

The opening GM is Nicholas Black. I'm excited for the terrace all-day dining space too. Only Aman and FS have terrace dining space in the ultra luxury category.

Booking with IHG points looks to be live and I think it's pegged at 0.5 cpp, so even the cheapest night might be 170k+ points.
