Personally, I would (if I only have one piece of luggage per person) take the direct regional train or take an S-Bahn to Mainz and change there to the regional train RB 26. The latter starts in Mainz and there is a good chance that you will be able to secure good seats.
Whatever you decide to do: Make sure you sit on the right-hand side in the direction of travel. Because then you have the Rhine right outside your window from Mainz to Koblenz.

And if your journey is imminent, you should check bahn.de to find out about any diversions due to construction work.
To address your actual question. Hard to tell how long the immigration lines will be when you get there. And its probably a 10-15 min walk to the long distance train station under the Squaire building, depending on how much luggage you have and how fast you can walk. I think you can take the luggage cart all the way to the train station. I would not book a train less than 90 mins after my scheduled arrival unless its a flexible ticket. But thats me I hate to stress about missing the connection or running to the train station. Any spare time I use to buy some bakery goods and drinks for the train. There are plenty of kiosks along the way.

The regional trains on the Frankfurt - Koblenz run are not very nice or reliable, and they tend to be overcrowded. In November 2024, the line between Bingen and Koblenz is also closed for engineering works - please check the timetables at www.bahn.de for aour actual departure dates.

I would allow minimum 2h. I am less familiar with T1 but recent experiences with family members arriving at T1 suggest that the delivery of bagages is not always very timely. As we head into the winter season, also good to allow buffer for weather delays, plus it's likely you'd get a bus gate so that all adds time.

The buses can be very crowded , but I still prefer them over the train because that requires tons of escalator rides and even more walking.

If you are looking for something closer to main station, I suggest GHotel (https://www.ghotel.de/hotels/koblenz/). ANother option, but not at Rhine is Hotel Brenner (https://hotel-brenner.de/).
Depending on your preferences, the Hotel Fhrhaus (https://faehr.haus/) is a really good hotel, but in a suburb at River Mosel and if your plan is to discover Koblenz not the best option (though imo the best hotel in Koblenz).

FRA AOK gate to Z20
Connecting off LH this morning from CDG. Arriving at AOK gate. Departing Z20. We have about two hours so Im not worried about time. However, the route map provided by the LH map looks like we have to go through security just before the Z gates. Is that right?
doesnt seem like wed have to. I realize there is a passport control but we have never had to go through security coming from LH domestic to UA before.

Yes, but I wouldn't buy a no-change cheap ticket in case contrle passeports and/or delivery of bagages takes longer than usual. But even then, no worries, there's a good chance the train will be late.

With access to the eGates for immigration and no checked bags I have done that kind of connection time to ICE a few times. One time, due to late arrival of the flight, it was quite tight, other times I had plenty of time.
I always buy the cheapest non-flexible tickets in F and generally make the layover time at FRA a bit longer instead of paying more for flexible tickets and accepting a shorter connection.
Oh, and does Condor still sell rail tickets on their website in connection with airline tickets? If I recall correctly, those Rail&Fly tickets are flexible.

Not necessarily. The FlexPreis ticket on DB can be lower than the added cost of Rail & Fly, depending on destination. Also what is your train ? If it is a RB or RE all tickets are flexible.
