Ubud accommodation with a few requests

Ubud accommodation with a few requests
Hi all, I will be in Ubud for three full days and two half days in March and would like to book an accommodation that satisfies the following, in no particular order...
1. Includes breakfast
2. Within walkable distance to "town"
2.5. Speaking of town, which part of Ubud is considered downtown?
3. Has view of rice terrace in the back
4. private residence preferred; hotel second
and
optional, includes dedicated driver for driving me around different places on the island (and to and from DPS).
I'd like to keep it under $150 a night, which I think is a reasonable amount for a non-chain, non-luxury hotel? But cheaper is always better.

Ubud Downtown
Just on the "downtown" question, YMMV, but I'd say the area around Ubud Palace / Market at the junction of Jalan Raya Ubud and Monkey Forest Road (Jalan Wenara Wana on GMaps) is as good as any.

Just on the "downtown" question, YMMV, but I'd say the area around Ubud Palace / Market at the junction of Jalan Raya Ubud and Monkey Forest Road (Jalan Wenara Wana on GMaps) is as good as any.
It had breakfast and a bed and a lot of roaches (if that bothers you). Don't remember the price being particularly good but nothing extreme. They can get you a driver to take you anywhere for the day.
However, that road has a lot of capacity and is quick walking distance to anywhere so you could search around.

Ubud accommodations
Well, you didn't get a lot of responses. I like the Hotel Tjampuhan, but that doesn't really fit several of your criteria.
I'd review the listings in Travelfish, which is reliable.
