So I agree with this assement on location. 2 metro locations no more than 10 minute walk away, Kanda or Akihabara. Akihabara is like 12 minutes walk and there are 7/11 or Family Marts on the walk back from both locations.

I was able to get a noon checkout no problem, and they held my luggage until I headed to HND around 1400. The room was tiny, probably smaller than the Higashi Nihombashi location, but I was traveling solo so it wasn't an issue. I would say try for one of the family rooms or the larger rooms if there are two of you.

Breakfast was pretty much the exact same every day, just the japanese hot dish rotated. The breakfast staff was awesome, super helpful, friendly and on top of everything. If I was flying solo, I would 100% stay here again.
