Indeed, Bangkok now seems to have that same weird pricing dynamic as e.g. Tokyo, where instead of rates being lower than market on opening at high end hotels until they establish their brand they are actually higher at first (presumably due to staycationers etc. wanting to try the new kid on the block). Definitely better to wait 6-12 months until rates drop by 20%, service is slicker and they have actually finished all the facilities and rooms.

Glad I booked PH for New Years early rather than waiting for this to open.
