Area is less seedy than Les Halles, but the walk from Gare du Nord / Gare de l'Est is through some "lively" areas in the Chateau d'Eau area. Get a taxi from CDG, the fixed price plus the ability to use bus lanes at peak hours makes it a better choice than Uber IMO. Or RER + Bus #39 from Gare du Nord if you don't mind public transport. Getting to Marais is easy - Metro 8 to Chemin Vert.
