To directly answer your questions - the rooms at Circa will certainly be more modern, comfortable, and updated than the Bellagio. I have stayed in the "regular" room, and the corner studio "suite". Almost all the rooms at Circa have a couch that a friend can crash on. Many have a couch that actually pulls out to a bed. They also have a twin king room (two king beds) and other larger rooms. If you are booked into a regular king, it shouldn't be too hard to ask for a corner king which ensures a fold out couch. The agent who booked may not know what kind of room will be available, call your host, they will tell you exactly what you can/will get. Buying up to a full suite will be tough that weekend, but in regular times is fairly easy. Because most (though admittedly not all) the couches fold out, I don't think they actually do roll aways at Circa which may be why the phone agent was evasive.
Circa ended up being a good option!
The rooms were nicer than I expected. Fantastic shower pressure. No rollaway beds indeed (!) and it was Super Bowl weekend so no corners w/ the pull-outs (even for an upcharge), but I tipped the front desk guy $100 and he was able to get me from the comped 1 king into a room with 2 kings for the 4-night stay and he kicked eight of the free Champagne vouchers our way. Barry's was also excellent, I had $250 F&B credit that I happily spent there. 8East was good for a break from the HL blackjack room but agree on the salty. Reservations were not needed for any of our three trips up to Legacy Club.
I much prefer staying on the Strip normally, but for the Super Bowl trip this was easily the way to go.
