I think that the Quin is actually a Hilton Grand Vacations location, in which case I do not think they give any benefits even when you book direct with the hotel/hilton website. Now if you booked this as an FHR and Amex lists specific benefits "ex. 100 credit", then you would certainly get the Amex benefits.
