You’ll lose whatever they determine would be the standard rate for the first night. You will never lose your points, those go back to your account, but the card you used to hold the reservation gets charged the monetary penalty.
Would they add taxes, resort fees, etc. to the room rate too? They are about 17%>20% on Maui. Looking at a Destination by Hyatt condo stay in HI. Might be smart to get travel ins.
