Regarding La Residencia, stayed there in January and it was fine and can't dispute the accuracy of the Trip Advisor reviews.
It seemed like the staff had been told to upsell us at every opportunity which was a surprise. Everywhere else we'd stayed in Vietnam there was none of this, at least in a pushy way, but then again Hoi An was the most touristy place we visited. It's a shame that my lasting memory of the hotel is that it felt like collecting a car from a rental company (where at least one is prepared to say 'no thanks' to the 20 upsell questions).
