One of the Marriott hotels will be a 175-room Residence Inn and the other a 146-room SpringHill Suites. Guests will come in through a common entrance but then find two distinctly different lobbies.
"The hotels will share the same 'back of the house' -- the same laundry, maintenance, breakfast operations," said Mike Black, senior development manager for Barry Swenson. The hotel complex also will have a garage and ground-level pool.
"To get hotel financing these days, you have to be creative," Black said. "You have to be extremely creative unless you are doing an all-cash deal."

The Austin, TX Courtyard and Residence Inn are in the same building, same address, same entrance - opened in 2006. Turn left for RI, right for CY, iirc.

This would be a huge convenience for reaching stays thresholds on a MegaBonus or even for achieving status level. The hassle of switching hotels each night now just entails taking the elevator back down to the lobby with your packed suitcase and rechecking in at the other desk.

The JW Marriott Marquis and the Hotel Beaux Arts (in Miami) share a building too. The Beaux Arts is the top three floors and has a separate check-in desk in the lobby. (The Beaux Arts desk was unstaffed. Someone probably just moves over from the JWMM's desk if they need to.)
