I have encountered this many times.

it depends on the hotel.

Some hotels add all the daily rates divide by nights and give an average rate.

Some hotels always charge a daily rate equivalent of the highest daily rate. (rip off)

top tip.

always check each day for rate fluctuations. if one exists call GP and get them to sort it out. every time i have called they have looked at each day and amended the overall daily rate.

knowing what your favourite or regular properties go for is a good indicator of one day having an excessive rate and applying it to every night.

Also found that sometimes this works the opposite way around (i.e. per night rate on a 2 night stay is less than the per night rate for each respective night).

I had a stay where the total rate for two nights was identical to the total rate for three nights. As I needed an extra night to meet challenge requirements, booking the 3-night stay was a no-brainier.

The best rate is not always the simplest.

I have a date range search tool for Tokyo Hyatts up on my site now, and I will be rolling out a version that can be used for all Hyatts within the next few days.

I am aware of the same problem today for Hyatt Lex 48. if booking separately, 1st night rate at $450, 2nd night rate at $205; if booking together, average rate per day is $450; that's $245 difference......

Anyone has experience to use a single diamond suite upgrade for consecutive nights with separated reservations?

All the time. A Diamond agent can link them up with a single upgrade.

I am doing that in Denver in November for four nights on three separate rates/reservations.

Done this several times at the Churchill too.
