I love a hotel with a water view. This looks intriguing. According to Google Maps, it's 1 1/2 hours drive from Venice.
I'm surprised the website is so bare bones for a property opening in 6 weeks in the peak of summer. Here's more information about the surrounding area.

Will the marina accept super yachts? This looks like another hotel that wants to capitalize on all the luxury yachts that are frequenting the Adriatic lately. I visited the new Regent Porto Montenegro http://www.regenthotels.com/EN/Porto-Montenegro last summer which has a deepwater bay for the super yachts. And there are more on the Croatian islands. Lots of rich Russians yachting about there these days. They've even set up Russian grocery stores and such next to these luxury hotels.
Otherwise it might be nice to visit on the way to Ljubljana.

Website says something about a private beach. Does anyone know how the beaches are in that area? Possibly pebble instead of sand?

Driving in Italy is fine as long as you follow the traffic. In northern Italy there is hardly any difference to anywhere else in Europe. I do agree driving in the south is a bit more adventurous! but can be lots of fun too!
