Resort fees waived on a points booking?

I've read here and on the AwardWallet blog that Wyndham doesn't charge resort fees to points stays, but I can't find the relevant language in the T&C. I just booked 7 nights with points at the Wyndham Grand Rio Mar in Puerto Rico. The phone rep told me that the property has a resort fee; when I said that I thought this was waived for points stays he said he wasn't aware of that. I searched the terms and conditions on the Wyndham site but didn't find the relevant language. Might have missed it though. If it makes a difference, I have Diamond status through the Earner Business card. Thanks!

We stay at the Wyndham clearwater beach often and have never paid a resort fee on points bookings.

Unfortunately, the resort fee policy varies somewhat by property and property type e.g.:Free Nights at Participating Caesars Rewards Properties do not include resort fees, optional services (such as, but not limited to, parking or pet fees) or incidental charges (such as, but not limited to, long distance telephone calls or movie rentals). Resorts fees are charged per room, per night and vary by property. Contact the applicable property directly for specific fee amounts.
