Just got back - stayed at the Renaissance 1 block away - no copay to use points, just refurbished, and has one of the most happening bars around. Much nicer lobby than Marriott, but some construction during the day (never bothered us though). No problems recommending either, great location with plenty of food/shopping options right outside the door

I stayed at the Renaissance LaConcha back in January, and I would stay there in a heartbeat over the Marriott. All the LaConcha rooms are newly renovated and have ocean views, iPod docks, flat screen TVs, etc. Also, I found the LaConcha lobby much more pleasant than the dark, crowded Marriott lobby. Finally, the Concierge at the LaConcha is awesome.
As a side note, go to Kasalta (
http://www.kasalta.com/) for breakfast. Fabulous baked goods and awesome cafe con leche. It's about a 15 minute walk or a quick taxi ride from either hotel. They also had an interesting looking lunch and dinner menu, but we didn't make it back for that.
