I just called the hotel. Pool construction is finished but one restaurant is still undergoing minor construction. I booked with points and paid 75 dollars a night upcharge for a premium room. They also said I would be upgraded to best available room upon checkin. While not a lot, it does bother me to pay a fee on top of points.
I wouldn't pay more than $75 for the upgrade. There are tons of buildings at the Marriott Wailea and your chance of being upgraded to a nicer view are much better than other hotels.
I wouldn't pay $439 for the Marriott Wailea when I could rent a 2 bdrm condo, including kitchen and living room, at the Polo Beach Club directly from the owner right down the road. But that's me.
