I've done the online checkin about 15 times so far, and it generally works out in my favor. Some properties (at least 2 that I can think of) actually had property maps that indicated approximate room sizes, proximity to roads, etc. When there is an upgrade, it will say, "Upgrade," or something similar. Then when I physically arrive at the front desk, I will ask, "Is that a good room?" Twice I was told it was the best room they had.
A few times, I did online checkin and there were no upgrades offered. I selected what seemed to be best (high floor, away from elevator, etc), then asked about upgrades when I arrived at the front desk. This gives me at least a good backup room, but in one case gave me an excellent upgrade.
