I also have a condo in Poipu.
The other posters are generally correct that on a cash flow basis, it is very tough turn a profit on an individually owned condo. In my case I've been putting in about $400/month but much of that comes back as built up equity. And by factoring in the appreciation that I've already seen, I am well ahead.
But typically people do not buy these condos to profit from the rent as you need to make a very good purchase to do this and with the inflated prices of today it is pretty impossible. People (myself included) buy to have a place to go vacation, be a long term investment, and perhaps build equity for a retirement home.
A big factor affecting returns is choosing a managment company. The big one in Poipu takes almost 60% of revenue and then nickle and dimes you endlessly. The more advertising and direct booking that you do will increase your take.
