I guess it's just the cynic in me, but this story doesn't do much for me and it almost sounds like he's doing it for the publicity rather than more basic motives. If he really wants to do something for the native homeless in Hawaii, let him sell these houses and let him build houses with the net proceeds that will house dozens of deserving families. Even he says in the article that the money involved is "pocket change" to him. And he has a track record of not being so "understanding when it comes to evicting tenants. I'm wondering about the scene in 10 years when he kicks these people out because "time's up!"

I also understand the concern of the neighbors with these families moving in. There is no discussion in the article of how these families were selected. I assume that he moving the homeless families next door to his own home. Why not?

Certainly, it's nice for these families and I hope they can use the gift to turn their lives around, but I think this guy could have leveraged his wealth on behalf of the homeless in much more effective ways.
